AIQS members holding the CQS designation have the opportunity to join Strata Panels covering New South Wales (NSW).
The two panels developed alongside NSW Department of Fair Trading are as follows:
- Defect Rectification Costs Panel
- Building Inspection Panel.
These panels support the Strata Building Bond and Inspections Scheme (SBBIS).
Please note that the services required must be carried out by the AIQS member listed on these panels.
Defect Rectification Costs Panel
If a developer and owners corporation cannot reach an agreement on the cost to rectify defective building work, the Secretary of the Department of Fair Trading – New South Wales Strata Management Defects Scheme will arrange for an appropriately qualified person (e.g., Certified Quantity Surveyor) to determine the cost to rectify defective building work. The cost of arranging this person will be shared equally between the developer and owners corporation.

Building Inspection Panel
A developer must appoint a building inspector within 12 months of the issue of any occupation certificate (OC) which allows people to occupy the building – whether with conditions or interim OC, if the initial period of an owners corporation of a strata scheme ends within that 12 months.
