AIQS has two Strata Inspector Panels covering New South Wales:
- Defect Rectification Costs Panel
- Building Inspection Panel
Individuals listed on these panels must carry out the actual service, not another person from that company.
From 1 July 2021, only CQS designated members of AIQS are able to apply to be on one or both of the panels.
Defect Rectification Costs Panel
If a developer and owners corporation cannot reach an agreement onthe cost to rectify defective building work, the Secretary of the Department of Fair Trading – New South Wales Strata Management Defects Scheme will arrange for an appropriately qualified person (e.g., Certified Quantity Surveyor) to determine the cost to rectify defective building work. The cost of arranging this person will be shared equally between the developer and owners corporation.

Building Inspection Panel
A developer must appoint a building inspector within 12 months of the issue of any occupation certificate (OC) which allows people to occupy the building – whether with conditions or interim OC, if the initial period of an owners corporation of a strata scheme ends within that 12 months.
